Site location

The site is located to the north east of Great Dunmow. It includes land on both sides of The Broadway (B1057). Given its proximity to centre of Great Dunmow, existing public pathways, and potential for improved transport links, this site is well-suited for future development.

A refined approach

How the proposals have evolved

Following feedback from local residents, stakeholders and ongoing technical work, Gladman Developments has continued to refine the proposals for Land at The Broadway, Great Dunmow. This has seen our proposals move forward as we have worked on:

  • A stronger landscape-led approach, with the riverside park and green spaces playing a greater role in shaping the layout of the development
  • Further work to help protect important views towards St Mary’s Church and Crouches Farm
  • Updated walking and cycling connections linking the site with existing public rights of way, Church End and Great Dunmow
  • Additional tree planting, green corridors and open spaces throughout the site
  • Refinements to the proposed access and movement strategy following further assessment work
  • Further consideration of the relationship between the proposed school, local centre, new sports pitches and public open space to help create a more connected community layout
  • Emerging design principles exploring building heights, landscape buffers and the character of different parts of the site

Our updated key benefits of the site

Gladman Developments is preparing an outline planning application for 850 homes at Land at The Broadway, Great Dunmow. The updated proposals place greater emphasis on landscape, green spaces, local character and connections across the site.

Alongside new homes, the proposals now include:

  • Green spaces: A stronger network of public open spaces, including a riverside park, landscaped walking routes and new planting designed to support recreation, biodiversity and everyday use.
  • Community hub: A new local centre designed to create a focal point for the community, with space for day-to-day services and social activity such as a shop, café nursery and GP surgery.
  • Historic setting: Additional work to help preserve important views towards St Mary’s Church and Crouches Farm and respond to the surrounding landscape.
  • Affordable housing: 35% of homes are proposed as affordable housing, helping to meet local housing needs for a range of households.
  • Walking and cycling connections: Updated walking and cycling routes linking the site with existing public rights of way, open spaces and nearby communities.
  • Public transport: Opportunities continue to be explored to support improved bus connections and better access to sustainable transport options.
  • Education and community facilities: Land is proposed for a future primary school alongside new community infrastructure in an accessible location within the development.
  • Sports Pitches: The provision of multi-functional sports pitches, including football provision, in an accessible location.

Green spaces

Open space and public access

Landscape and green space continue to play an important role in shaping the proposals for Land at The Broadway.

The updated proposals include approximately 58% green infrastructure and public open space across the site, including landscaped walking routes, new planting and a riverside park alongside the River Chelmer. These spaces are intended to support recreation, biodiversity and everyday use, while helping connect different parts of the development with Church End, Great Dunmow and the surrounding countryside.

The proposals also include a new “Church End Common”, which is being explored as a central green space and meeting place for both existing and future residents.

Public access remains an important part of the proposals, with improved links to existing Public Rights of Way, bridleways and walking and cycling routes helping improve access to the surrounding countryside and encourage more sustainable travel choices.

The updated landscape proposals also include a new car park serving the Suitable Alternative Natural Greenspace (SANG), helping improve accessibility for existing residents of Great Dunmow alongside proposed walking, cycling and public transport connections.

New planting, habitat creation and landscaped areas throughout the site would also help support wildlife, improve biodiversity and strengthen the site’s connection to the wider landscape.

Transport and access

Promoting active travel across the development

Detailed transport assessments are continuing to inform the proposals for Land at The Broadway. This work is helping to understand existing travel patterns and identify how access and movement through the site could be designed to support both existing and future residents.

The updated proposals place greater emphasis on walking and cycling connections, including improved links to existing Public Rights of Way, open spaces and surrounding communities. Routes through the site are intended to connect key areas including the proposed local centre, riverside park and community facilities.

The proposals also explore opportunities to improve connections between Church End, Great Dunmow and surrounding green spaces, while encouraging more sustainable travel choices for everyday journeys.

Local plan

The need for new homes

Land at The Broadway is designated for the delivery of housing within Uttlesford District Council’s adopted Local Plan, which sets out how new homes, infrastructure and community facilities will be delivered across the district up to 2041. Great Dunmow has been identified as one of the district’s most sustainable locations for future growth, with sites allocated to help meet housing needs alongside new green spaces, community facilities and improved local connections. Gladman Developments is continuing to work with Uttlesford District Council, technical specialists and the local community as proposals for Land at The Broadway evolve.
